Fair Housing reaches the words and the targeting
Under 24 CFR 100.75 it is unlawful to make or publish any notice, statement or advertisement with respect to the sale or rental of a dwelling which indicates any preference, limitation or discrimination because of race, color, religion, sex, handicap, familial status or national origin. The examples given include using language, images or symbols conveying that dwellings are unavailable to particular groups, expressing preferences or limitations to agents, brokers or prospective buyers, and selecting advertising media or locations that exclude market segments from learning about housing opportunities. That last one now most often means audience settings on an advertising platform, and the responsibility stays with the advertiser. Review programmes follow the FTC rule
